We have a range of services that will assist you the owner in maintaining a sound investment. We really care about your investment and are passionate about what we do. Communication to you and your tenants will be given in the same proportion. Good relationships with our tenants allow us to minimise and resolve any problems efficiently. We believe in transparency so will keep you in-the-loop with honest and prompt updates as needed, so you can rest easy knowing your properties are in great hands.


Maintain Property's services

Advertising your property & Tenant selection, we will advertise your property, meet your tenant’s onsite and interview them. After they have completed a rental application form, we’ll carry out background, reference and multi-agency credit checking. Tenants are then selected if the information supplied reaches the standards we require, the information is then passed to you for your final approval. Once approved we will create a tenancy agreement to be signed, and collect all monies required in advance before keys are handed to the tenant.

  • Detailed initial condition reports are completed before the new tenant moves in and signed by both the tenants and your property manager. These are kept on file and referred to at the end of a tenancy when completing and end of tenancy bond inspection.

  • Rent collection, Arrears Management & Owner payments, through our management software we reconcile our trust account bank transactions daily. This account operates independently from our other business accounts and allows us to manage any rental arrears promptly while keeping a full record of everything. - all rental payments are recorded and reconciled daily. We deposit our ownership payments into the property owners accounts twice monthly and generate statements that can be accessed by you anytime from anywhere through our secure owner’s portal.


 

 

End Of Month Statements

At the end of each month, we will issue a statement detailing:

  • Rents collected

  • All outgoings (i.e. rates and maintenance etc.)

  • Management fees

  • Monies forwarded to your bank

As well as this we issue you a detailed end of financial year statement.

  • Routine rental inspections, our routine property inspections are carried out utilising the latest software and our in-depth knowledge around property maintenance allows us to keep you up to date and informed around the current condition of your investment. We will report on any maintenance issues we discover and give you recommendations of preventative maintenance that will save you money in the future.

  • Maintenance, Renovations and Project Management, We can arrange for all your maintenance needs to be quoted upon & completed by our in house property maintenance experts, and have a list of highly respected and qualified trades people who we work with to ensure we have you covered. We also have qualified project managers who can arrange and manage any renovations for your property to ensure jobs are completed on time and on budget.
